Overview

The Lakes Condo is a luxury highrise residence located directly on Asoke Road. The 36-floor highrise condo features a rooftop swimming pool and sky fitness center with sauna. The Lakes Condo was one of the first couple luxury projects created by well renowned real estate developer Raimon Land.  Finished in 2005, the building’s name, The Lakes is in reference to the nearby Lake Rajada which sits in the center of Benjakitti Park (Suan Sirikit) across the road from the condo. The building is one of the very few pet friendly luxury condos Bangkok has to offer.

The Location

The Lakes condo is located right on the continuation of Asoke Road (Ratchadaphisek Road) near the entrance to Sukhumvit soi 16. The location is very convenient for those who use public transportion, work at one of the many nearby office buildings, or frequent the park for daily recreation. The Lakes condo is no more than 5 minutes walking distance to the Asok BTS skytrain and Sukhumvit MRT subway stations which are connected to the very popular Terminal 21 Shopping Center. There are numerous restaurants and a popular Foodland grocery store on Sukhumvit soi 16 which is a few minutes walking distance from the condo.

The Lakes Condo has a fantastically convenient location has something nearby for the entire family. It lies within easy walking distance to the park, shopping mall and both BTS and MRT (skytrain and subway) stations as well as the big group of office buildings and restaurants nearby. Upon stepping inside the lobby, the common areas of The Lakes Condo give off a sufficient feeling of luxury as well as offering Thai culture with various Thai artworks throughout. The presence of the artwork throughout the halls really ads to The Lakes Condo living experience. The Lakes Condo units are spacious for the sizes and offer high ceilings as well as high Western quality built-in fixtures. The majority of the units at The Lakes offer various pleasant, unblocked city views with the exception of those facing the adjacent Column Hotel.

As the Lakes Condo enters its second of decade of existence in 2017 and beyond it has aged well but certainly feels past its prime. Some people feel the building has not been maintained and updated to the standard a building with a reputation consistent of the developer (Raimon Land). While convenient, the location of The Lakes Condo is certainly not for everybody. Since the location is so central, the buzzing of cars, traffic jams, pollution and hordes of people walking to the BTS is pretty much constant. The Lakes is definitely not a place for those who want peace and tranquility in and outside their condo.

Renting a Unit at The Lakes Condo

It is very difficult to find a unit for rent at The Lakes for 2 reasons. 1. The location is super convenient, especially for those who work at a nearby Asoke office building resulting in people that rent at The Lakes renewing their leases for 2-3 years at least.  2. The building is pet friendly and most people know that it is very difficult to find pet friendly luxury condos in Bangkok and rather than look elsewhere stay they at the Lakes for a few years. What it boils down to is, if The Lakes is a great location for you and you find an available unit, you better take it with haste as there is no doubt someone else going to rent it very soon.

Buying a Unit at The Lakes Condo

The prices for units at The Lakes have skyrocketed to close to ฿200,000 per square from 2013-2017. The asking prices per square meter are close to and even eclipse some of the newer and more luxurious buildings in the Nana-Asoke-Phrom Phong area and it seems rather suspicious. The likely reason the condos at The Lakes are priced so highly is most of the co-owners who have oned the units for years are making a great Return of Investment (ROI) with the increased rental prices and selling for the actual market value prices isn’t worth it to them.

Conclusion

The Lakes is a well designed, pleasant and well renowned residence in a great location. It may be past its prime and on the decline but it is still a great place for expats (especially those with pets) to rent, and to buy as investment provided the purchase price is not super inflated. If you can get a unit for what you consider a reasonable price, be sure to compare the unit at The Lakes to similar buildings such as The Fullerton and The Madison which may be in better areas for most people who don’t work in the Asoke office cooridor.
