The Athenee Residence is a 41-floor highrise luxury condominium situated in Bangkok’s exclusive Phloenchit area.  Finished in 2008, the upscale building offering 219 condominium units is connected to Plaza Athenee (A Royal Meridien Hotel) a five star hotel. The Athene Residence features a full array of luxury amenities including an outdoor swimming pool, fitness room with sauna and steam rooms, jacuzzi, aerobics room, yoga pavilion, library, table tennis, multi purpose rooms, a garden and sandbox for children.

The Location

The Athenee Residence is located in between Wittayu (Wireless) and Ruam Rudee Roads next to the Deutsche Bank building. The condo is conveniently located just a couple minute walk to the Phloen Chit BTS skytrain station and walking distance to such destinations as Lumpini Park and the Central Embassy, Central World, Central Chidlom and Siam Paragon shopping malls. The location is also within close proximity to several embassies including the United States of America and Great Britain.

Athenee Residence was designed for its target audience and it delivers as a classy condominium in an exclusive location, taking a lot of the aspects of the five star Plaza Athenee hotel next to it. The condo features large 2-4 bedroom units all with floor-to-ceiling windows and modern fittings. Since the building is a highrise, many of the units at Athenee Residence have nice views although some have the Deutche Bank building obstructing the views.

Athenee Residence is a quality project in a great location but the bad aspects can be in the layout of the some of the units. While some of the units get plenty of natural light due to how they are situated in the building and the actual layout of the unit, some of the units at Atheneee Residence are very dark as do not get natural light and/or are constantly in the shadow of the Deutche Bank building. While being dark means being cooler than units with a view and is largely a matter of personal preference, it seems there is far more demand for bright, inviting units in the building than the dark units with odd layouts.

While it may be obvious, it is always worth mentioning that driving from Athenee Residence during peak hours will undoubtedly put you in incredible traffic jams, whether you take Wittayu (Wireless) Road or Rama I road. The traffic generates from the shopping areas in Chidlom and Siam and the embassies and office buildings on Wireless and Sathorn Roads. Another ‘ugly’ thing about condominiums at Athenee Residence is the price you will end up paying is far greater than units in other similar buildings. You “have to pay to play” so if your priority is to live at a condo on Wireless Road in what may be the most central area of Bangkok you can look at overpaying for a condo.

Renting a Condo at The Athenee Residence

Units for rent at Athenee Residence are rather hard to come by as many of the condos are rented for 2-3 years by people who work in the nearby banks, embassies, corporate headquarters and office buildings. Due the age of the building, most rental units have been rented out for almost a decade thus far so you will find it hard to find a condominium for rent at Athenee Residence with new furniture and if you do, it’s going to be a lot more expensive than other units in the building.

Buying a Condo at the Athenee Residence

Before the new crop of luxury condos were announced and finished in the mid 2010s, Athenee Residence was the building with the highest resale values in Bangkok. While in 2017 and beyond the prices have averaged out a bit, sellers are still asking well over ฿200,000 per square meter. Low floor units are going for round ฿220,000 per square meter whereas high floor units may go as high as ฿250,000. The availability for sale units at this building is also scarce.


Athenee Residence is for people with a very specific taste in style and location. Expats who are in Bangkok with their families on contract jobs with offices nearby make up most of the residents of the building. If you are one of the aforementioned groups and you want a secure, luxurious and well-located condo, and have the money to “pay to play”, then Athenee Residence is probably your best option for a luxury highrise family condo in Phloenchit. If you are open to other, more residential or ‘fun’ locations such as Sukhumvit, then the price for Athenee Residence will eliminate it from your shortlist. Investors looking to buy a property for rental income will also probably pass on Athenee Residence as the rent prices will not yield sufficient ROI (Return of Investment) when compared to less expensive options throughout Phloenchit and the rest of Central Bangkok.
